What does a Julian roof inspection cover?
I look at the roof as one continuous barrier against weather, not as a sheet of shingles. On a Julian property — an 1880s cabin off the main drag, an apple-ranch farmhouse on Wynola Road, or a newer tile home in one of the wooded subdivisions — I work through every part that can let in water, snowmelt, or an ember, with a photo behind each:
- The covering — asphalt composition shingle, metal panel (common on the older mountain cabins), concrete or clay tile, or a low-slope foam or modified-bitumen section. I log the material, rough age, any stacked layers, and the wear unique to each: granule loss and curling on shingle, rust and loose fasteners on metal, fractured or slid tile, blistering on foam.
- Flashing and valleys — the metal at chimneys, sidewalls, valleys, and roof-to-wall joints. At Julian's elevation, meltwater creeping up under flashing and oak-and-pine litter packing the valleys make these the leaks I trace most.
- Penetrations and flues — plumbing stacks, the woodstove chimney with its spark arrestor and storm collar, the propane furnace or water-heater flue, and attic vents, including pipe boots that harden and split in the dry mountain air.
- Skylights — curb, glazing, and the flashing around them, a steady source of drips on Julian's cabins and remodeled farmhouses.
- Gutters and drainage — whether rain and melt are carried away from the walls and footing, which matters on Julian's sloped, tree-shaded lots where water pooling at the base finds a way inside.

How do Julian's mountain conditions affect a roof?
Julian's elevation, its forest, and its old housing stock stress a roof in ways neither the coast nor the inland valleys do. Here is what I'm reading for near 4,200 feet:
- Snow and ice at the eaves: Julian gets real snow some winters. The weight is one concern on an aged or hand-built structure, but the bigger one is meltwater — snow that thaws over a warm attic and refreezes at the cold overhang dams up and pushes back under the covering. That backflow leaks at the eaves and rots sheathing. I read the overhangs and the attic insulation that drives it.
- Freeze cycling: winter nights here drop below freezing repeatedly. Water that slips under a cracked tile or a tired flashing freezes, expands, and works the opening wider with each cold snap — a slow pry-bar that coastal roofs never feel.
- High-country UV and a dry summer: the thinner air at this altitude lets sun hit the covering and every sealant joint harder, and Julian still warms up through summer. Shingles dry and lose their granules and pipe boots crack sooner than they would near the water.
- Woodstove chimneys and propane flues: there's no gas main up here, so homes burn wood and propane, and both vent through the roof. I look closely at the chimney flashing, the spark arrestor, and the flue storm collars — details a roof in town simply doesn't carry.
- Wildfire and WUI exposure: Julian and the ranches around it sit deep in fire country, much of it wildland-urban interface. On a roof that puts ember resistance alongside waterproofing — unscreened attic and gable vents, open eave gaps, and conifer litter caught in valleys are all ember pathways I flag, especially on the rural apple-country parcels.

- Litter-packed valleys and gutters — pine needles and oak leaves trapping moisture against the covering and clogging drainage, and on a fire lot, sitting as fuel right at the roofline.
- UV-spent shingle — granule loss, curling, and bare mat on composition roofs, worst on the south- and west-facing slopes taking the hardest high-country sun.
None of it is a verdict on its own. The report lays out condition plainly so you and a roofer can separate what needs attention now from what's fine to watch through the next winter.
