Home & Commercial Inspection in Del Mar, CA
The Real Estate Inspection Company inspects homes, condos, and commercial buildings throughout Del Mar — from the Beach Colony and Olde Del Mar down by the sand, up into the Del Mar Heights and Crest Canyon hillsides, and over toward the fairgrounds and San Dieguito River valley. Del Mar is a small, exceptionally high-value market where lots are tight, architecture is custom, and the ocean is doing something to every building every single day. Owner and lead inspector Joseph Romeo is an InterNACHI Certified Professional Inspector (CPI) and holds CSLB General Contractor License #1113143, so each report pairs inspection rigor with genuine construction knowledge. What Makes Del Mar Homes Unique
Del Mar is barely two square miles, and that scarcity shows up in the housing: older beach homes and custom builds packed onto tight lots, many of them carrying seven-figure price tags where a single overlooked defect becomes a five- or six-figure problem. The town spans the worst-case version of nearly every coastal inspection issue, and an inspector who treats it like an ordinary suburb will miss most of them.
Worst-case salt-air corrosion. The Beach Colony and the streets west of Camino del Mar sit right on the Pacific, and the marine aerosol here is about as aggressive as it gets in the county. We routinely find rusting deck and railing connectors, corroded fasteners bleeding through stucco and fascia, pitted aluminum window frames, deteriorated gate and door hardware, and HVAC condensers and exterior fixtures aging years ahead of schedule. On these blocks the windward and leeward elevations of the same house often age at completely different rates, so we inspect each exposure on its own terms.
Bluff erosion and drainage. Much of Del Mar is built on bluffs and steep canyon edges — the cliffs above the beach, the slopes of Crest Canyon, the grades of Del Mar Heights. On lots like these, drainage is the whole ballgame. We look hard at how the site sheds water, whether downspouts and area drains actually discharge clear of the structure, the condition of retaining walls and footings, and any stair-step cracking, hardscape separation, or out-of-square doors that hint at soil movement. Poor drainage on a bluff lot is not a nuisance; over time it undermines the ground the home stands on.
Flat and low-slope roofs and decks over living space. Del Mar's custom and mid-century homes lean heavily on flat and low-slope roofs and on view decks and balconies built directly over occupied rooms. These are the failure points that don't announce themselves from the curb: ponding water, tired membrane seams, parapet and scupper problems, and deck waterproofing that lets water track straight into the ceiling below. We give seams, flashings, drains, and deck-to-wall transitions the close attention they demand.
Lower levels near the water table. Down in the flats by the beach and along the San Dieguito River valley near the fairgrounds and racetrack, the water table sits high and the ground can saturate seasonally. Basements, sunken garages, and lower-level living areas in these areas are prone to chronic moisture, efflorescence, and intrusion that a quick visual pass misses — which is exactly where thermal imaging and a careful look at grading and sump systems earn their keep.
Inspection Services We Offer in Del Mar
We tailor the scope to the property. Common requests from Del Mar buyers, sellers, and owners include:
- Buyer's inspections — a full, plain-English assessment before you commit to a high-value coastal purchase.
- Pre-listing seller's inspections — get ahead of salt-air, deck, and drainage issues before they surface in escrow.
- Roof inspections — especially for the flat and low-slope membrane roofs common on Del Mar's custom homes.
- Thermal imaging — to find hidden moisture in decks-over-living-space and lower levels near the water table.
- Sewer scope inspections — older beach homes often have aging clay or cast-iron laterals running through difficult terrain.
- Pool & spa inspections — for the aging equipment and surfaces found at many Del Mar estates.
- Commercial building inspections — for retail, office, and mixed-use along Camino del Mar and near the fairgrounds.
- SB-326 and SB-721 balcony inspections — Del Mar's elevated decks and walkways face heavy corrosion exposure.

Why a Local Del Mar Inspector Matters
An inspector who works this stretch of coast knows what to expect before walking up to the door — that a Beach Colony home is fighting accelerated corrosion, that a Crest Canyon lot lives or dies by its drainage, that a flat roof and a deck over the living room are where the water gets in, and that a lower level near the river valley is fighting the water table. That pattern recognition means we spend our time where the real risk is. And because Joseph holds a General Contractor's license, we explain why a defect is happening and what a real repair involves — context that, at Del Mar price points, is exactly what lets you negotiate and budget with confidence. We serve all of Del Mar and the surrounding San Diego County coast.
Del Mar Inspection FAQ
How is a Del Mar coastal inspection different?
We still inspect the full home end to end, but the emphasis shifts to what the ocean and terrain drive here: salt-air corrosion of metal components and systems, flat- and low-slope roof condition, deck-over-living-space waterproofing, bluff and canyon drainage, and moisture in lower levels near the water table. That is where Del Mar problems concentrate, so that is where we weight the inspection.
Do you inspect decks and balconies over living areas?
Yes, and they are a priority here. Decks built over occupied rooms are a classic Del Mar leak path, and we examine the waterproofing, drainage, flashing, and structural connectors closely. For condo and HOA buildings we also handle SB-326 balcony inspections, and SB-721 for multifamily — always verify your obligations against the current statute.
How much does an inspection cost in Del Mar?
Pricing depends on the square footage, age, and access of the property — larger custom and multi-level homes naturally take more time. See our fee schedule for how it works, or call for a quote on your specific property.
