Older beach cottages in Leucadia and Cardiff. These charming homes are also where we find the most surprises. Decades of salt air corrode plumbing supply lines, water-heater fittings, electrical panels and exposed metal fasteners far faster than inland. Many have been added onto repeatedly over the years, and a large share of those additions, converted garages and "bonus rooms" were built without permits, so framing, electrical and waterproofing were never inspected by anyone. We pay close attention to mixed-era wiring, knob-and-tube remnants, undersized panels, and additions that quietly tie into original systems.

Coastal bluff erosion and drainage. West of Highway 101 and along the Leucadia and Cardiff bluffs, drainage is everything. Poor lot grading, failed downspouts and undersized retaining walls let water work toward foundations and slopes that are already moving. We look at how the site sheds water, the condition of retaining walls and footings, and any signs of differential settlement that hint at slope or soil movement.

Marine-layer moisture and mold. Encinitas sits under the morning marine layer for much of the year. That persistent humidity, combined with tight modern construction and original cottages that never breathed well, creates ideal conditions for hidden moisture and mold behind showers, under windows, in crawlspaces and inside north-facing walls that rarely dry out. This is where thermal imaging earns its keep, finding cool, damp areas the eye cannot see.

ADUs and granny flats. Encinitas has embraced accessory dwelling units, and they are everywhere here, but a detached ADU is a second structure with its own roof, plumbing, electrical subpanel and often its own permit history.
