Up here at 1,800-plus feet you've got decomposed granite over fractured bedrock, custom homes set on graded hillside pads off Tavern Road and Victoria Drive, and older ranch properties that were poured long before anyone engineered the soil under them. The lots are big, the slopes are real, and the foundation under the house has been quietly working against that terrain for decades. When a buyer or owner asks me to look hard at the foundation, the question underneath is always the same — has this house moved, is it still moving, and is the movement the kind I need to worry about?

What does an Alpine foundation & slab inspection cover?

This is a visual condition assessment — I don't core the concrete, excavate, or run structural calculations. What I do is read the foundation and the whole structure above it for the pattern that soil movement leaves behind. On an Alpine property that starts with the foundation type, because each one fails on its own terms:

  • Slab-on-grade — the poured pad under most of Alpine's 1980s-and-newer homes. I check the exposed slab edge and stem walls for cracking, separation, and any sign the pad has heaved or dropped.
  • Raised / crawlspace — common on the older Alpine ranch houses and cabins, where I get under the floor to read the stem walls, piers, posts, girders, and mudsill for shifting, rot, or inadequate support.
  • Post-tension slab — found in the newer custom and semi-custom builds. I identify it clearly, because the tendons inside change what can safely be done about a crack.

From there I work the evidence the ground writes throughout the house: slab and stem-wall cracks and their width, direction, and displacement; floors that slope or feel uneven; doors and windows that stick or won't latch; and diagonal drywall cracking off door and window corners. Just as critical, I read the things that cause the movement — how the hillside pad is graded, where roof and surface water goes on a big rural lot, and whether a septic leach field or well-area irrigation is keeping one zone of soil wetter than the rest. You get a documented read on observed condition; I don't certify the foundation or design a repair.

How do Alpine's terrain and soils drive the findings?

You can't read a foundation in Alpine without reading the mountain it sits on, and this foothill country hands you conditions you won't find on the coast. These are the local factors I'm weighing on every visit:

  • Decomposed granite and slope creep: Most of Alpine sits on decomposed granite over fractured bedrock. DG drains fast, but on a grade it creeps slowly downhill and erodes, and a foundation built into or below a slope feels that pull over the years — the cracking often reads uphill-to-downhill.
  • Cut-and-fill hillside pads: Many Alpine custom homes sit on a pad cut into one side of a slope and filled on the other. When the fill side settles differently than the cut side, the crack pattern and the door gaps tell you which half of the pad is moving.
  • Septic and well, not city water: Alpine runs on septic systems and private wells. A leach field, a leaking well line, or irrigation concentrated near the house can soak one area of soil while the rest bakes — that uneven moisture is a classic driver of differential foundation movement out here.
  • Wildfire-burned slopes: After a burn, hillsides lose the root structure that held the soil, and the next wet season can bring accelerated erosion and slope instability that works on a downhill foundation. On post-fire lots I read the grade above and below the house carefully.
  • Freeze and the dry-then-deluge swing: At Alpine's elevation winter brings real freeze nights, and the property cycles from bone-dry summers to heavy mountain rain. That swing — plus any water that pools or sheets across a DG pad — stresses slabs and stem walls more than the milder coast ever does.

What do you commonly find under Alpine homes?

Across Alpine's mix of hillside customs, slab tracts, and older ranch properties, the findings fall into a recognizable set. Telling cosmetic from structural before you remove a contingency or commit to a repair is the entire point:

  • Differential settlement on hillside lots — one corner dropping where a cut-and-fill pad has moved unevenly, with cracking and tapering door gaps that point to the corner doing the work.
  • Slab and stem-wall cracks — hairline shrinkage cracks that are age-normal versus wider, displaced cracks where one side has lifted or settled, which read very differently on DG.
  • Sloping and uneven floors — noticeable dips, common on raised ranch homes and on customs built into a grade.
  • Sticking doors and out-of-square windows — units that bind or won't latch, telling me an opening has racked as the foundation moved.
  • Crawlspace distress on older homes — shimmed or settled piers, moisture and rot at the mudsill, and undersized support under raised floors.
  • Drainage and septic-driven moisture — roof runoff with no gutters on a big lot, grading that sheets water toward the house, and leach-field or irrigation moisture soaking the soil against the slab.

None of this automatically means a failed foundation. A great deal of what I find on Alpine homes is age-normal shrinkage or a drainage correction waiting to happen. My job is to separate the cosmetic from the items that point to genuine, active movement — and to say which is which.

How does the inspection run and what report do you get?

What does a foundation inspection cost in Alpine?
The fee depends on the home's size, the foundation type, and whether there's an accessible crawlspace to enter, plus whether it's standalone or part of a full inspection. Are foundation cracks in an Alpine home always serious?

It can. Alpine runs on septic and private wells, not city water, so a leach field, a leaking well line, or irrigation concentrated near the house keeps one zone of soil wet while the rest dries out. That uneven moisture drives differential movement on expansive or DG soils. I read drainage and any obvious moisture source against the foundation as part of the inspection.
Do you certify the foundation or just inspect it?
I inspect and document observed condition. I don't certify foundations or design repairs. Certification and repair design are the work of a licensed structural engineer. When my findings point to active structural movement, I refer you to one who can certify the foundation or engineer a fix based on exactly what I documented, so nothing gets lost in the handoff.
I'm buying a custom home on an Alpine slope. What should I watch for?
Differential settlement. On a hillside pad one corner may sit on cut and another on fill, and decomposed granite creeps downslope over years, so I read the cracking and door gaps for a corner that's moving. I also check perimeter grading and post-fire slope stability hard, since water and erosion on a grade accelerate everything. I'll tell you if it warrants an engineer before you buy.
