A commercial assessment is broader and more system-by-system than a house inspection, because an Alpine retail strip, office suite, or contractor's building is really a stack of independent assemblies that wear at different rates. I document, visually and hands-on where it is safe to reach:
- Roof and membrane — the low-slope TPO, modified-bitumen, or built-up covering on the flat-roofed boulevard retail and metal-building industrial stock, plus parapets, drains, and the freeze-thaw cracking that shows up at this elevation
- Rooftop HVAC — the packaged RTUs on most Alpine commercial buildings, their age, refrigerant, curb and economizer condition, and whether the heat side is sized for the cold nights up here

Which foothill conditions matter most in Alpine?
Alpine's elevation, terrain, and off-grid utilities load a commercial building in ways a coastal property never sees. These are the items I slow down on out here:
- Freeze cycles on roofs and exposed plumbing: winter nights drop below freezing here. Water that works into a membrane seam or a parapet crack expands, and exposed supply lines, rooftop condensate, and backflow assemblies can split. I check freeze-thaw damage and freeze-protection on every exposed run — a burst line over a leased space is a deal-changer.
- Wildfire interface (WUI): Alpine sits in a high fire-hazard severity zone, and the 2003 and 2007 fires came through here. On any building I note ember-vulnerable roof and vent conditions, combustible storage and vegetation against the structure, and defensible-space gaps an insurer will price — commercial fire coverage out here is its own underwriting problem.

- RTUs past their service life — rusted cabinets, tired compressors, and weak heat sides that struggle on the cold mountain mornings, often with no maintenance record

- Propane and heating issues — tank clearance problems, corroded regulators, and original wall or rooftop heaters past their date

- Unpermitted tenant improvements — added bathrooms, demised spaces, and contractor-yard buildouts with no paperwork behind them

It is also the right moment to sort deal-breakers from reserve items.
