Who Pays for the Home Inspection, the Buyer or the Seller?

By June 9, 2026No Comments

In most San Diego home sales, the buyer pays for the home inspection because it is the buyer’s tool for evaluating the property before closing. The buyer typically orders and pays the inspector directly, usually at the time of service. Sellers sometimes pay when they order a pre-listing inspection of their own.

Why does the buyer usually pay for the home inspection?

The buyer pays because the inspection exists to protect the buyer’s interests. During the contingency period in a California purchase agreement, the buyer hires the inspector, receives the report, and decides whether to move forward, renegotiate, or walk away. Since the buyer chooses the inspector and owns the findings, the buyer fronts the cost. This keeps the inspection independent and loyal to the person making the purchase decision, not the person selling the house. At The Real Estate Inspection Company, owner and lead inspector Joseph Romeo (InterNACHI Certified Professional Inspector, CSLB General Contractor License #1113143, 20+ years) works for whoever hires him, and in a typical transaction that is the buyer. When does the seller pay for an inspection?

Sellers pay when they order a pre-listing (seller’s) inspection before putting the home on the market. This is a separate inspection the seller commissions on their own property to find issues early, fix or disclose them, and avoid surprises that derail escrow later. In competitive San Diego neighborhoods like La Jolla, Encinitas, and Del Mar, a clean pre-listing report can speed up offers and reduce buyer renegotiation. The seller pays for this one because they ordered it. See our seller’s inspections for details.

Can the buyer and seller negotiate who pays?

Yes. While the buyer customarily pays the inspector directly, who ultimately absorbs the cost is negotiable in the contract. A seller might agree to credit the buyer for inspection-related costs, or repairs uncovered by the inspection can be negotiated into the deal. The inspection fee itself is usually small compared with what it reveals, so most buyers gladly pay it for the leverage and peace of mind it provides. The key point: paying for the inspection is what gives you the right to choose your own inspector and trust the report is truly yours.

How much does a home inspection cost in San Diego?

Costs vary based on square footage, age, foundation type, and any add-on services you request. As a general market range, standard single-family home inspections in San Diego County often run a few hundred dollars, with larger or older homes costing more. Add-on services such as sewer scoping, pool and spa inspections, and thermal imaging are priced separately. We do not quote a fixed flat fee sight-unseen because every property is different. For an exact number, review our fee schedule or call (619) 752-4399 for a quote tailored to your address.

What does the buyer’s inspection actually cover?

A standard inspection is a visual, non-invasive evaluation of the home’s accessible systems and components: roof, structure, foundation, electrical, plumbing, HVAC, attic, insulation, and more. We document what we observe and explain it in a clear report. A few clarifications buyers in San Diego often ask about:

  • We note visible signs of termites, wood-destroying organisms, or moisture, but an official WDO clearance must come from a licensed pest control company, which we can help coordinate. We do not perform termite treatment or issue clearance reports.
  • Specialized needs like a roof inspection, slab survey, or four-point inspection can be added.
  • For multifamily or HOA properties, separate balcony and deck inspections apply under California’s SB-721 (apartment buildings with 3+ units, first inspection deadline January 1, 2026, then every 6 years) and SB-326 (condos and HOA-governed buildings, at least every 9 years), both covering exterior elevated elements like balconies, decks, stairways, and walkways.
