What determines the price of an SB-721 inspection?

The biggest cost driver is the number of exterior elevated elements (EEE) your building has. SB-721 requires inspection of load-bearing balconies, decks, stairways, walkways, and their supports and railings that are more than six feet above ground. A four-unit building with one small balcony each is a very different job than a 30-unit complex with wraparound walkways and multiple stairwells. Other factors include access difficulty, building height, how many components must be opened or probed, and whether a follow-up re-inspection is needed.

If your property is a condominium or governed by an HOA, you fall under SB-326 instead, which requires inspection at least every nine years.
