The sample runs deep enough that the elements I open fairly stand in for every element of that type on the property — a defensible cross-section, not all 30 balconies. The review is visual to start; where a stain, a soft board, or a parted seam points toward concealed rot, the statute lets me open a small section to read a suspect ledger or stringer foot directly. Every sampled element gets a condition grade backed by photographs, shaped for the reserve study rather than a one-line pass/fail. I inspect and report — the structural repair design for anything flagged is a licensed engineer's or contractor's work, which I coordinate rather than perform.
What stresses Valley Center association decks?
Elevated wood ages by its climate, and Valley Center's inland-foothill setting writes a specific failure pattern that decides where I lean hardest on an association walk:
- Severe day-night temperature swing: the valley bakes through summer afternoons and cools sharply after dark against the Palomar foothills. - Drains and scuppers packed with grove and oak leaf drop, holding the next storm against the framing instead of moving it off
I keep cosmetic aging strictly apart from anything touching load capacity or safety, and I photograph every grade so the board and reserve analyst read evidence instead of my word for it.
How does the walk run and what does the board receive?
