  • Moisture from irrigation and drainage — grove drip soaking soil at a slab edge, roof runoff with no gutters on a big lot, and grading that sheets water back toward the house instead of away from it.
  • Granite washing out below a slab — decomposed granite eroding under a foundation edge on a grade, pulling support out from underneath.

None of this automatically means a failed foundation. A fair share of what I find on Valley Center homes is age-normal shrinkage or a drainage correction waiting to be made.
