How does ridgeline exposure wear these elevated elements?
San Elijo Hills sits high on a ridge between San Marcos and the coast, and that perch shapes the wear on its balconies in ways the flatland stock doesn't share. These are the conditions I weigh on every walk here:
- Wind-driven rain off the ridge: the community's elevation and open exposure put the prevailing wind straight onto west- and southwest-facing balconies. Wind-driven rain finds sealant gaps and flashing seams that would never leak under a vertical downpour, pushing water sideways into ledger and wall junctions.
- A marine-meets-inland climate: the ridge catches enough coastal moisture and salt-laden air to keep flashing and fasteners working hard, then bakes under hot, dry inland afternoons that check and crack deck coatings. That swing between damp mornings and dry heat is harder on membranes than a steady climate either way.
- Stucco-to-deck transitions: the stucco exteriors that define San Elijo Hills meet balcony decks and ledgers at junctions that live or die on flashing and sealant. When those age out, water tracks behind the stucco and into the framing with no sign on the surface.
- Slab-on-grade on a graded hillside: the slab-on-grade construction here sits on hillside pads cut and filled during the 2000s build-out. Seasonal soil movement on those pads works stair connections and post bases loose, opening the small gaps that later let water in.
- One narrow build window: because almost the whole community went up inside roughly a decade, its deck coatings and sealants are aging out on the same clock — much of the stock is hitting the end of its waterproofing service life right now, which is precisely when this inspection earns its keep.
