Why does a brand-new home need an inspection at all?
Because “new” doesn’t mean “flawless.” Even quality San Diego County builders work on tight schedules, and homes settle, shift, and reveal hidden issues during their first year. Caulk shrinks, grout cracks, HVAC systems get their first real summer workout, and roof flashing meets its first rainy season. An independent warranty inspection catches these problems while they’re still the builder’s financial responsibility instead of yours.
The builder’s crews are excellent at building, but no one walks back through after closing to scrutinize the home with a buyer’s interest in mind. That’s exactly what an independent inspector does.
When exactly should I schedule the 11-month inspection?
Schedule it in month 10 or early month 11 of your one-year warranty period, counted from your closing date. This timing is deliberate: it gives you a full inspection report, time to submit the punch list to your builder in writing, and a cushion for the builder to complete repairs before the warranty deadline passes.
If you wait until month 12, you risk submitting claims after the warranty expires and losing your leverage entirely. Many San Diego builders also offer a separate structural or systems warranty (often longer than a year), but the broad workmanship coverage almost always ends at the 12-month mark, so that’s the window that matters most.
What does the inspection actually cover?
A warranty inspection is a full, top-to-bottom evaluation, the same scope as a buyer’s inspection, focused on a one-year-old home. Issues that simply weren’t visible on day one frequently show up by month eleven.
It’s also different from our buyer’s inspections in purpose. A buyer’s inspection informs a purchase decision; a warranty inspection builds a documented, defensible repair list your builder is contractually obligated to address.
What happens after the inspection?
You receive a detailed written report with photos, clearly identifying each defect. You then submit that report (or a punch list drawn from it) to your builder in writing, before your warranty expires. Because our reports are organized and evidence-based, they make it far harder for a builder to dismiss legitimate claims.
One note on pests: if we observe visible signs of wood-destroying organisms, we’ll note them in the report, but an official WDO clearance must come from a licensed pest control company, which we can help coordinate. We don’t perform termite treatment or issue clearance reports ourselves.
