  • Marine-layer moisture off the coast. University City sits close enough to the ocean and UCSD that morning fog keeps decks, coping, and the shell waterline damp well into the day. That constant moisture drives organic staining, efflorescence, and slow etching on older plaster, and it corrodes exposed metal on the equipment pad and in the bonding path faster than inland.

Inspect enough pools across the UC mesa and the condo courts and the write-ups settle into a familiar shape. None automatically ends a deal — they're items to understand and price before your contingency closes:

  • Worn interior finish — plaster etched and delaminating, pebble exposing its aggregate, and staining set deep by sun and hard water on a surface near the end of its life

  • End-of-life equipment — heaters scaled or rusted, pumps short-cycling, filters bypassing, usually with no service history from the seller or, on a condo, no clear answer from the HOA
  • Deck and coping movement — cracked decking, lifted coping, and failed mastic on canyon-edge lots, often with water finding its way behind the shell
  • Non-compliant safety barriers — fences below height, gates that won't self-close or self-latch, and missing alarms on the slider to the yard
