That single fact shapes most of the foundation questions I get here — a slab built near the lip of a canyon ages differently than one sitting in the flat middle of a tract.

What does the foundation read cover on a PQ home?
This is a visual condition assessment, not engineering. I won't core the concrete, dig test pits, or run load math. I identify the foundation, then read the entire house above it for the fingerprint that moving soil leaves. Step one on every Rancho Penasquitos home is confirming the foundation type, because each one fails on its own terms:
- Slab-on-grade — the poured pad under most of PQ's 80s and 90s tract homes. I read the exposed slab edge and stem walls for cracking, separation, and any sign the pad has lifted, dropped, or rotated.
- Post-tension slab — the cabled pour used on the newer infill and the later Park Village phases. Steel tendons run inside the concrete, which changes how a crack is judged and where anyone can safely saw, core, or anchor.
- Raised / crawlspace — the minority here, on a handful of older or custom homes. Where access allows I get underneath to read piers, posts, girders, and the mudsill for rot, shimming, or shifting.
From there I document the evidence the ground writes through the structure: the width and direction of cracks at the slab edge, stem walls, and drywall; floors that pitch or dip across a room; doors and windows knocked out of square; and separation showing up at trim, counters, and the wall-to-ceiling joint. Then the inspection moves outside, because on a canyon-rim lot the cause is almost always out there — how the pad drains, where roof and irrigation water ends up, and whether the downslope edge is being kept saturated. What you get is a documented read that draws a line between cosmetic and structural.
How do PQ's canyon soils move a foundation?
You can't judge a Rancho Penasquitos foundation without judging the ground it was graded onto, and PQ hands you a few distinct grounds at once:
- Pad edges above the canyons: a great many PQ lots back up to Penasquitos Canyon, the preserve, or one of the smaller draws that cut through the community. A pad that ends at a downslope is the classic spot for slope creep and edge settlement — the outer wing of the home slowly moving downhill as the fill beyond it relaxes over decades.
- Expansive clay through the tracts: much of inland PQ sits on clay-bearing soil that swells when winter rain and irrigation soak it, then shrinks hard through the dry inland summer. That seasonal up-and-down is the most common driver of the drywall cracking and seasonally sticking doors I find in the Black Mountain Road and Park Village neighborhoods.
- Decomposed granite on the higher slopes: toward the Black Mountain side, decomposed granite drains fast but creeps slow, dragging at a foundation that was built into or stepped down a grade.
- Cut-and-fill grading from the build era: the 80s and 90s tracts were carved out of rolling terrain — cut into the rise on one side, filled on the other. When the fill consolidates differently than the cut, a slab feels it as differential movement, and the crack pattern usually points to which half of the pad is settling.
- Wildfire-interface drainage: PQ sits in the wildland-urban interface, and the brush-cleared slopes and drainage channels behind these homes shed water hard in a storm. Where that runoff is steered back toward a pad instead of away, it keeps the canyon-side soil swollen and on the move.
What do I commonly turn up under PQ homes?
Across PQ's housing stock the findings settle into a recognizable set. Telling cosmetic apart from structural before you lift a contingency is the entire point of the visit:
- Edge settlement on canyon-side wings — the part of the home nearest a downslope dropping or pulling away, shown by tapering door gaps and a crack pattern that fingers the moving corner.
- Stair-step and diagonal drywall cracks — running off the corners of doors and windows, the signature of a slab flexing on clay that swells and shrinks with the seasons.
- Slab and stem-wall cracks — the thin, stable shrinkage cracks normal to a 30- or 40-year-old pour versus the wider, displaced cracks where one side has lifted or settled, which read very differently.
- Sloping and uneven floors — noticeable dips and pitches, common where a cut-and-fill pad has consolidated unevenly on a PQ slope lot.
- Doors and windows binding by season — openings that stick in the wet months and free up in the dry ones, tracking the soil instead of the hardware.
- Drainage steering water the wrong way — missing gutters, downspouts dumping at the foundation, negative grading, and slope runoff aimed back at the canyon-side pad.
- Post-tension cautions on the newer pours — I flag the cabled-slab warning so nobody cores or saw-cuts for flooring, a softener loop, or a patio tie-in without knowing where the tendons run.
Little of this means a failed foundation on its own. Much of what I write up is age-normal shrinkage or a drainage fix waiting to happen. My work is to separate the cosmetic from the items that signal active movement, and to say plainly which is which.
