- Foundation type, identified first. - Drainage, grading, and soil. How water leaves a stepped lot, whether grade pitches back toward the house, and the decomposed-granite and clay conditions behind La Mesa movement.
This is a visual, non-destructive inspection of what is accessible. Where finished walls, flooring, storage, or a tight crawlspace block the view, I note it plainly rather than imply I cleared a foundation I never actually reached.
How do La Mesa's hills and soils affect a foundation?

- Drainage on stepped, narrow lots. Retaining walls, hardscape, and downspouts that discharge toward the structure send water exactly where a hillside foundation least wants it.
What do I keep finding under La Mesa homes?
Read enough foundations from the Village up to the Mount Helix cross and the same patterns surface, sorted by a home’s vintage and where it sits on the slope. Most are conditions to understand and monitor; a handful warrant an engineer:
- Stair-step and diagonal cracking — in stem walls, garage walls, and at door and window corners on the uphill side of sloping lots, the signature of decomposed-granite creep and differential settlement.

- Post-tension cautions on the newer hillside builds — I flag the tendon layout so nobody cores, drills, or anchors into a cabled slab.
Every meaningful finding gets a photo and a plain note on type, width, and whether it reads cosmetic or as a candidate for structural evaluation. I don’t shrug off an active crack, and I don’t oversell a hairline.
