Foundation & Slab Inspection in Fallbrook, CA

What does a Fallbrook foundation & slab inspection cover?
This is a visual condition assessment. I'm not coring concrete, excavating footings, or running structural math — I'm reading the foundation and everything stacked on top of it for the fingerprint that soil movement leaves behind. On a Fallbrook property that read begins with the foundation type, since each one shows trouble in its own way:
- Slab-on-grade — the poured pad beneath most of Fallbrook's tract and production homes from the 1980s on. I trace the exposed slab edge and stem walls for cracking, separation, and any sign the pad has lifted or dropped at a corner.
- Raised floor over a crawlspace — the older grove houses, ranch homes, and rural builds out on acreage. Where I can get under the floor, I read the piers, posts, girders, and mudsill for settlement, rot, and weak support — and on these isolated parcels I keep an eye out for the rodents and ground squirrels that move into a backcountry crawlspace.
- Post-tension slab — standard in Fallbrook's newer gated and master-planned pockets. I flag it clearly, because the steel tendons cast into the pad change what anyone can safely do about a crack later.
From the foundation I follow the evidence upward through the house: the width, direction, and offset of slab and stem-wall cracks; floors that pitch or feel springy; doors and windows that bind or won't catch; and the diagonal drywall splits that run off door and window corners. Just as important, I read what's driving the movement — how a terraced grove pad is graded, where roof and surface water ends up on a lot with no street drain, and whether grove irrigation, a leach field, or a leaking well line is keeping one band of soil soaked while the rest dries. You walk away with a documented read on observed condition; I don't certify the foundation or engineer the fix.
How do Fallbrook's groves, granite, and clay soil move a foundation?
You can't judge a foundation in Fallbrook without judging the ground it was poured on, and avocado country hands you several kinds of ground in one town. These are the conditions I'm weighing on every visit:
- Terraced grove hillsides: Decades of avocado and citrus growing left Fallbrook's slopes terraced and re-graded, and many homes sit on pads cut and filled into that worked ground. When the fill half of a pad settles faster than the cut half, the cracking and the tapering door gaps tell you which side is moving.
- Granitic soil and slope creep in the foothills: Much of Fallbrook sits on decomposed granite over weathered bedrock. It drains quickly, but on a grade it erodes and creeps downhill year after year, and a foundation set into or below a slope feels that steady pull — the cracks often read from the uphill side down.
- Grove and landscape irrigation as a moisture source: This is the Fallbrook wrinkle. Long-running grove drip and irrigation near a house keeps one zone of soil far wetter than the surrounding hillside, and that engineered wet-versus-dry split drives differential movement as reliably as any storm season.
- Expansive clay in the river valley: Down in the Santa Margarita River bottom and the lower-lying parcels, clay-heavy soil swells when it takes on winter water and shrinks through the long dry summer — the seasonal heave behind a lot of the slab cracking and sticking doors I find in the older valley homes.
- Wildfire slopes and well/septic lots: Fallbrook sits deep in the wildland-urban interface, and after a burn a slope loses the roots holding its soil, so the next wet season can bring erosion that works on a downhill foundation. These are well-and-septic parcels too, where a leach field or well line adds another buried moisture variable I track against the slab.
What turns up under Fallbrook homes?
Across Fallbrook's grove estates, valley ranch homes, and newer gated subdivisions, the findings settle into a recognizable set. Sorting cosmetic from structural before you lift a contingency or sign off on a repair is the whole job:
- Corner settlement on terraced pads — one corner dropping where a cut-and-fill grove pad moved unevenly, with cracking and door gaps that taper toward the corner doing the work.
- Slab and stem-wall cracks — thin shrinkage cracks that are age-normal versus wider, displaced cracks where one side has heaved or settled, which mean very different things on granitic soil.
- Floors out of level — noticeable dips and slopes, common on raised grove houses and on homes built into a terraced grade.
- Binding doors and racked windows — units that stick, won't latch, or show a gap that tapers top to bottom, telling me an opening has gone out of square as the foundation shifted.
- Crawlspace settlement on older homes — shimmed or sunken piers, moisture and rot at the mudsill, and undersized support under raised floors out on the groves.
- Irrigation- and drainage-driven moisture — grove drip soaking the soil at a slab edge, roof runoff with no gutters on a big lot, and grading that sheets water back toward the house instead of away.
- Erosion below a slab on a slope — granitic soil washing out under a foundation edge on a grade, undermining support from below.
None of this automatically means a failed foundation. A good share of what I find on Fallbrook homes is age-normal shrinkage or a drainage fix waiting to happen. My job is to pull the cosmetic apart from the items that point to genuine, active movement — and to tell you which is which before it costs you.
