How does Fairbanks Ranch ground put a large foundation to work?

Fairbanks Ranch sits in the San Dieguito river valley and the foothills above it, on land that was reshaped into estate pads, fairways, and a lake when the community was built. You can't read these homes without reading the ground they were graded onto:

  • River-valley fill and a seasonal water table.   • Post-tension tendon cautions — on the newer estates I flag the cabled-slab warning so nobody cores, saw-cuts, or anchors into the slab — for flooring, a wine cellar, an elevator pit, or a patio tie-in — without knowing where the tendons run.

Most of this is age-normal shrinkage or a drainage correction waiting to happen, not a failing foundation. My job is to draw the line between the cosmetic and the items that signal active movement, and to be straight about which is which on a home of this value.
