Expansive clay, decomposed-granite foothill soils, hillside slope creep, the inland drought-then-deluge swing, and shallow older downtown stem walls are what move foundations here. Foundation behavior in Escondido is a soils story before it's a concrete story, and this valley has several at once. These are the local conditions I'm weighing on every inspection:

  • Expansive clay and seasonal swelling: Much of the valley floor holds clay-rich soil that swells when it gets wet in winter and shrinks as it bakes through Escondido's long, hot inland summers. That seasonal heave-and-shrink cycle is the single most common driver of slab cracking and seasonal door-sticking I see here.

I separate the cosmetic from the structural, and when a finding crosses that line I say so plainly and point you to a licensed structural engineer rather than guess at it.

On site I work the foundation inside and out. I identify the foundation type, then walk the interior for floor slope, crack patterns at walls and ceilings, and doors and windows that have gone out of square. On a raised home I get into the crawlspace to read the stem walls, posts, piers, and framing. Outside I follow the perimeter for foundation cracks, grading that sends water toward the house, and downspout and drainage behavior on the lot — the part most owners overlook and the part that's often fixable.
