Foundation & Slab Inspection in El Cajon, CA

Most of the housing was built between the 1950s and the 1970s, which puts a lot of El Cajon homes on early slab-on-grade pours and raised perimeter foundations that predate the soils engineering newer tracts get. When a buyer or longtime owner asks me to look hard at the foundation, the real question is always the same: is that crack in the slab, or the one fanning off the bedroom doorway, just an old house settling, or is something still moving?

What does a foundation and slab inspection examine in El Cajon?
The goal is to tell ordinary mid-century settling apart from movement that still needs an engineer. On an El Cajon home I read the foundation as one connected system, working it inside and out:
- Foundation type first. I identify what you actually have — slab-on-grade under most of the 50s-70s tract homes, a raised perimeter foundation with crawlspace common on the older and hillside houses, or a post-tension slab on the newer infill and master-planned builds at the city’s edges. The type changes how I read a crack and what you must never do, like coring or anchoring into a cabled slab.
- Slab and stem-wall cracking. I trace cracks at the slab edge, garage floor, and exposed footing, logging width, direction, and whether it’s curing shrinkage or actual displacement.
- Floor slope and unevenness. I read floors across rooms for sag, slope, or heave — the plainest symptom of a slab moving on the valley soil below.
- Stuck doors, racked windows, drywall cracks. Jambs out of square, cracks running from door and window corners, separated trim — the visible evidence upstairs of what the foundation is doing underneath.
- Crawlspace work on raised homes — stem walls, posts, piers, girders, mudsills, and any rotation, rot, or moisture.
- Grading and drainage around the perimeter, because in a heat-baked valley the swing in soil moisture is the engine behind most of the movement I find.
This is a visual, non-destructive inspection. When the evidence points to active structural distress, the next step is a licensed structural engineer, and I tell you so directly rather than guessing.
How do El Cajon valley soils and heat work a foundation?
Foundation behavior in El Cajon is a ground-and-climate story before it’s a concrete one, and being down in “the box” makes both more extreme than the coast. These are the local conditions I weigh on every inspection:
- Expansive clay through a hard heat cycle. Much of the valley floor holds clay-rich soil that swells when winter rain soaks it and shrinks hard as El Cajon’s brutal inland summers bake it dry. That swing is sharper here than near the coast because the trapped valley heat pulls moisture out of the soil fast, and the bigger the swing, the more it lifts and drops a slab edge.
- Aging mid-century foundations. The 1950s-70s slabs and stem walls under most El Cajon homes were poured before modern soil engineering and often sit on shallow, lightly reinforced footings. They show their decades differently than a newer slab does, and they’ve already ridden through 50-plus seasonal cycles.
- Foothill and hillside lots. Homes built up the slopes toward Rancho San Diego, Fletcher Hills, or Mount Helix sit on decomposed granite that drains fast but creeps downhill over years, and on cut-and-fill pads where one corner rests on cut native ground and another on fill.
- Drought-then-deluge stress. A long dry valley summer shrinks soil away from a slab edge; a wet winter rehydrates it and swells it back. That repeated wet-dry pulse, not frost, is what fatigues an El Cajon foundation.
- Original 50s-70s drainage. A lot of these lots still drain the way they were graded decades ago — flat or reverse yard slope, downspouts dumping right at the foundation — sending water toward the slab instead of away from it.
What do I keep finding on El Cajon foundations?
After two decades reading East County homes, the same findings repeat, and they sort by a home’s vintage and where it sits in the valley. Most are cosmetic; a few warrant an engineer:
- Wet-dry shrink-swell cracking — hairline-to-moderate slab and drywall cracks on clay lots that open in the dry summer heat and close in the wet season, usually cosmetic but worth tracking on a 60-year-old home.
- Doors that stick by season — jambs that bind in one part of the year and free up in another, the everyday tell of a slab flexing on expansive valley soil.
- Sloping floors on raised homes — settlement on the older raised foundations, often tied to crawlspace moisture, tired piers, or cut-and-fill pads.
- Differential settlement on foothill lots — one corner dropping on the hillside homes toward Fletcher Hills or Mount Helix, where the crack pattern and door gaps point to a single corner on the move.
- Grading and drainage feeding the slab — soil sloped toward the house, downspouts discharging at the footing, planters holding water against the stem wall — the fixable root cause behind much of the cracking out here.
- Crawlspace moisture and wood distress — under raised homes, damp soil, efflorescence on stem walls, and softened or sagging girders.
- Post-tension cautions on the newer edge-of-city builds — I flag the tendon layout so nobody cores or anchors into a cabled slab.
Every significant finding gets a photo and a plain note on type, width, and whether it reads cosmetic or as a candidate for structural evaluation.
How does the visit run and what does your report include?

On site I work the foundation as a loop, outside then in. On the exterior I follow the exposed slab edge or stem wall, read the grading and where roof and yard water actually shed, and check the uphill-downhill behavior on foothill lots. Inside I read floors for slope and bounce, work the doors and windows that have gone out of square, and trace drywall cracks back to their corners. On a raised home I get into the crawlspace for posts, piers, girders, mudsills, and moisture; on a post-tension slab I read the surface and never core into it.
