What does an Eastlake foundation & slab inspection look at?

This is a non-destructive, visual assessment. I don't saw into the concrete, excavate, or run engineering calculations — I read the slab and the entire house standing on it for the fingerprints soil movement leaves. On an Eastlake home that begins with the foundation type, because what's normal on one is a red flag on another:

  • Post-tension slab — the default across nearly every Eastlake tract. Steel tendons are tensioned through the pad to hold it together over engineered fill, which is exactly why you never let anyone drill, core, or anchor into one without locating the cables first. You get a documented read on observed condition, not a certification or a repair design.

How does Eastlake's engineered-fill ground affect a slab?

Eastlake was carved out of the rolling mesas and canyons of eastern Chula Vista and built to a plan, so its foundation behavior is its own thing — different from a coastal bluff or an old westside grid. Here's what I'm weighing on an Eastlake lot:

  • Deep engineered fill across cut-and-fill pads. Eastlake's mesas were cut down and the canyons packed with compacted fill to make level building pads. The soil work here was engineered, which is why outright failures are rare — but where a single home straddles the seam between deep fill on one side and cut native ground on the other, slow differential settlement can still surface years after the builder's warranty lapsed, even under a good post-tension slab.
  • Post-tension slabs designed for expansive soil. The reason so many Eastlake homes are post-tensioned is the clay-bearing soils underneath. Post-tension was chosen precisely so the pad rides the seasonal swell-and-shrink as one stiff unit. It works well — but the same clay still drives the seasonal door-and-drywall symptoms owners notice.
  • The reservoir and a managed water table. Homes ringing Eastlake's lake and the greenbelt drainages sit near managed water and irrigated common areas, where soil moisture near a slab edge can stay higher than the tract average.
  • HOA landscaping and irrigation against the pad. Eastlake's HOA-maintained slopes, lush front yards, and slope plantings mean a lot of scheduled water. Over-irrigated beds and slope runoff that soak one corner of expansive soil are a leading driver of the uneven movement I read for.
  • Graded slopes and manufactured hillsides. The tract edges climbing the grades add engineered slopes, where long-term soil creep and slope drainage put their own load on a foundation built into the grade.

The climate's mild, but it's the wet-winter, dry-summer moisture swing on clay — not anything like frost — that actually works an Eastlake foundation.

What do I commonly find on Eastlake slabs?

Across Eastlake's post-tension tracts, the findings fall into a fairly predictable set, and most of them are benign. Sorting the cosmetic from the structural — before you waive a contingency or panic over a garage crack — is the whole point of the visit:

  • Curing-shrinkage cracks in post-tension garage slabs — the thin, often map-like surface lines normal to concrete that's done curing. They look alarming and almost never are; I distinguish them from displacement cracking that signals real movement.
  • Localized settlement over fill seams — a slight floor slope or cracking concentrated over one wing of the house, the signature of a cut-fill transition working slowly underneath.
  • Seasonal heave symptoms — doors that bind through the wet months and free up by late summer, with hairline drywall cracks at door and window corners that track the clay's wet-dry rhythm.
  • Irrigation-driven movement — one corner affected where an HOA slope, a lush front bed, or an over-set sprinkler zone keeps that patch of soil wetter than the rest.
  • Drainage that feeds the slab — flat or reversed yard slope, downspouts discharging at the base, and planters trapping water against the stem wall — usually the fixable root cause behind the cracking, not the slab itself.

None of this means a failed foundation. A great deal of what shows up on an Eastlake home is age-normal shrinkage or a drainage tweak waiting to happen. My job is to separate that from the handful of items pointing to genuine, active movement — and to say plainly which is which, with a photo behind every call.
