Bonita sits in the Sweetwater Valley, and the valley is the whole story when it comes to what's under your house. Down along the river bottom and the golf-course flats you've got a high water table and soft alluvial ground; up on the rises off Central Avenue, Bonita Road, and the equestrian lanes you've got older custom homes on big lots, many of them poured in the 1960s and 70s before anyone was engineering the soil under a ranch house. When a buyer or longtime owner asks me to look hard at the foundation, what they're really asking is simple — has this house moved, is it still moving, and does the crack I'm staring at mean a phone call to an engineer or a tube of caulk?

What does a Bonita foundation & slab inspection cover?
This is a visual condition assessment. I don't core the concrete, dig, or run structural math — what I do is read the foundation and the whole house above it for the signature soil movement leaves behind. On a Bonita property that starts with the foundation type, because each one tells on itself differently:
- Raised / crawlspace — common under Bonita's older Sweetwater Valley custom and ranch homes. I get under the floor where it's accessible to read stem walls, piers, posts, girders, and mudsill for shifting, settlement, rot, or the moisture a high valley water table pushes up.
- Slab-on-grade — the poured pad under many of the valley's mid-era and remodeled homes. I read the exposed slab edge and stem walls for cracking, separation, and any sign the pad has heaved or dropped.
- Post-tension slab — found in Bonita's newer infill and rebuilt homes. I identify it clearly, because the tendons running through it change what can safely be done about a crack — you don't drill or anchor into one blind.
From there I work the evidence the ground writes through the house: slab and stem-wall cracks and their width, direction, and displacement; floors that slope or feel springy; doors and windows that stick or won't latch; and diagonal drywall cracks running off door and window corners. Just as important, I read what's causing the movement — how a big valley lot drains, where roof and surface water actually goes, and whether river-bottom groundwater or a horse-property irrigation setup is keeping one zone of soil wetter than the rest. You get a documented read on observed condition; I don't certify the foundation or design a repair.
How does Sweetwater Valley ground drive the findings?
You can't read a Bonita foundation without reading the valley it sits in, and the Sweetwater bottom hands you conditions you won't find on a coastal bluff or an inland mesa. These are the local factors I'm weighing on every visit:
- High water table along the river bottom. Homes near the Sweetwater River, the flood-control channel, and the golf-course flats sit over shallow groundwater and soft alluvial soil. That keeps the ground under a slab or crawlspace damp and worked, and it's a classic driver of settlement and the musty, moisture-laden crawlspaces I find on the valley floor.
- Expansive clay and the wet-dry swing. Much of the valley carries clay-rich alluvial soil that swells when the winter rains come and shrinks through the dry summer. On Bonita lots that seasonal heave lifts and drops slab edges and opens then closes drywall cracks — it's the wet-dry cycle, not frost, that works a foundation here.
- Older custom homes on un-engineered grading. A lot of Bonita's housing stock went in during the 1960s and 70s on large lots with original cut-and-fill and drainage that predates current standards. Decades later the yard slope and downspouts often send water back toward the house instead of away from it.
- Equestrian and large-lot irrigation. Bonita's horse properties and deep landscaped lots mean arenas, paddocks, pastures, and broad irrigated yards. Heavy or concentrated watering near the house soaks one patch of expansive soil while the rest dries, and that uneven moisture is a leading cause of the differential movement I read for.
- Slope creep on the valley rises. Homes set on the graded rises and hillside edges above the valley floor add slope to the equation, where soil creeps slowly downhill over the years and pulls on a foundation built into or below the grade.
What do you commonly find under Bonita homes?
Across Bonita's mix of older valley customs, equestrian estates, slab remodels, and newer infill, the findings fall into a recognizable set. Telling cosmetic from structural before you lift a contingency or commit to a repair is the entire job:
- Damp, settled crawlspaces on the valley floor — elevated moisture, efflorescence, and soft or settled support under raised floors where the high Sweetwater water table is at work.
- Seasonal heave symptoms — doors that stick in the wet winter and free up by late summer, with hairline drywall cracks at door and window corners that track the clay's wet-dry cycle.
- Differential settlement — one corner or wing dropping, with cracking and tapering door gaps concentrated over the part of the house doing the moving, common where old grading or irrigation wets one zone of soil.
- Slab and stem-wall cracks — age-normal shrinkage hairlines versus wider, displaced cracks where one side has lifted or settled, which read very differently on alluvial clay.
- Sloping and springy floors — noticeable dips on older raised customs, and undersized or shimmed piers under additions that were added over the decades.
- Drainage that feeds the foundation — flat or reverse yard slope, gutterless roofs dumping at the base, and arena, pasture, or planter irrigation soaking the soil against the stem wall — the fixable root cause behind a lot of the cracking.
None of this automatically means a failed foundation. A great deal of what I find on Bonita homes is age-normal shrinkage or a drainage correction waiting to happen. My job is to separate the cosmetic from the items pointing to genuine, active movement — and to tell you plainly which is which.
