Home Maintenance tip of the day: Remember that bedrooms must have an emergency egress, in case of an emergency such as a house fire or earthquake. The secondary egress is an operable window. Bedrooms that have only one window should not be fitted with window air conditioners for this reason.

Home Maintenance tip of the day: The bottom of your stucco wall should not be in contact with concrete walkways or soil. If it is in contact there is an increased likelyhood of moisture intrusion. Grading should be improved to have at least 4 inches of space between the bottom of the stucco wall and any soil below. Hardscaping such as concrete walkways should be two inches below the bottom of the stucco wall. Any questions? Contact us!

Home Inspector’s tip of the day: Nearly all the forced air furnaces we inspect have one shortcoming in common - a dirty air filter. Changing the air filter regularly is the single most important maintenance item. It is so simple to do and yet it is rarely done. We recommend cleaning or replacing the air filter at least once every six months, and more frequently if the unit is regularly in use. This will greatly extend the life of the appliance.

Great news for the Home Inspection Industry - the homebuyer tax credit has been extended in to 2010. The bill provides up to $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2010. The credit does not require repayment. The credit will be managed the same as under the 2008 rules: the credit will be claimed on a tax return to reduce the purchaser’s income tax liability. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser. This action by the federal government should directly inpact the San Diego home inspection industry. Increased sales means an increased number of property inspections.

Home Inspector’s tip of the day: Nearly all attics have one shortcoming in common - the attic access panel panel or “scuttle” is uninsulated. Sometimes the builder will leave a piece of insulation there but it rarely ever stays put. This represents a serious energy loss for the entire house. We recommend gluing on a piece of R30 insulation in this area. Also, securing a piece of foam insulation with screws would work, as well.
